I met my new client outside our office this morning. He had just moved from Ireland and wanted to rent a flat near the city centre. I introduced myself and invited him inside. Before we talked about properties, I offered him some water and gave him a few minutes to settle in. He explained that he needed two bedrooms because he worked from home. His budget was around twelve hundred euros a month. I showed him a map and pointed out two areas with good transport links. I also explained that some rents did not include bills. We chose three flats to visit that afternoon. Before leaving, I checked the addresses and made sure he had my phone number.

Daniel arrives at the agency with a clear budget but no knowledge of the local area. Before showing him any properties, Mia asks about his daily routine. He works near the station and sometimes comes home late. A short journey matters more to him than a large living room.
Mia checks what he means by “near the centre”. Does he want to walk to work, or is a short bus ride fine? She also asks whether his budget includes bills. These questions help her choose suitable flats.
She suggests two options. The first is smaller and cheaper. The second is quieter and has parking, but costs €100 more each month.
“If you tell me which matters more, space or location, I can narrow the search,” she says.
Before Daniel leaves, Mia confirms the viewing time and checks his phone number. She sends him the agency address and a short summary of both flats.
